Luxury Home Prices Surge in India’s Top Seven Cities, Driven by 72% Increase in Delhi-NCR
Luxury home prices in India’s major cities have surged dramatically, with an impressive 40% increase projected between 2022 and 2025, according to a recent analysis by ANAROCK Research. In contrast, affordable housing has seen a more modest rise of 26%. Notably, the Delhi-NCR region has experienced the highest appreciation in luxury home prices, soaring by 72%. This trend highlights the growing demand for high-end properties across the country, driven by an increasing number of high-net-worth individuals.
Luxury Home Price Surge
The luxury housing market in India has witnessed remarkable growth, particularly in the top seven cities. The average price for luxury homes has escalated from approximately Rs 14,530 per square foot in 2022 to around Rs 20,300 per square foot by 2025. The Delhi-NCR region leads this surge, with prices jumping from Rs 13,450 per square foot to Rs 23,100 per square foot, marking a staggering 72% increase. Following Delhi-NCR, the Mumbai Metropolitan Region (MMR) and Bengaluru have also seen significant price hikes, with increases of 43% and 42%, respectively. In MMR, luxury home prices rose from Rs 28,044 per square foot to Rs 40,200 per square foot, while Bengaluru’s prices climbed from Rs 11,760 to Rs 16,700 per square foot. Anuj Puri, Chairman of ANAROCK Group, noted that the luxury segment’s growth is sustainable, driven by the increasing number of high-net-worth individuals in India.
Affordable Housing Growth
In the realm of affordable housing, properties priced below Rs 40 lakh have experienced a more modest appreciation of 26% across the same cities. The Delhi-NCR region again leads this segment, with a notable 48% increase in prices. Hyderabad follows closely with a 35% rise in affordable housing prices. The average price for affordable homes has increased from Rs 4,220 per square foot in 2022 to Rs 5,299 per square foot in 2025. This growth reflects a steady demand for budget-friendly housing options, even as luxury properties dominate the market.
Mid- and Premium-Segment Homes on the Rise
Mid- and premium-segment homes, priced between Rs 40 lakh and Rs 1.5 crore, have seen a significant price increase of 39%. Bengaluru leads this category with an impressive 62% appreciation, where prices have risen from Rs 6,880 per square foot in 2022 to Rs 9,537 per square foot in 2025. This segment’s growth is attributed to a consistent demand for quality homes in desirable locations, as buyers seek properties from reputable developers. The overall trend indicates a robust market for mid-range homes, reflecting a shift in buyer preferences towards larger and better-located properties.
City-wise Price Trends Across Segments
The price trends across various segments in India’s top cities reveal significant disparities. In the luxury segment, MMR leads with an average price of Rs 40,200 per square foot, followed by Delhi-NCR at Rs 23,100 and Bengaluru at Rs 16,700. For mid-range homes, MMR also tops the list at Rs 16,400 per square foot, while Delhi-NCR and Bengaluru follow with Rs 9,750 and Rs 9,140, respectively. In the affordable segment, MMR’s average price stands at Rs 6,450 per square foot, with Delhi-NCR at Rs 5,200 and Bengaluru at Rs 5,450. Overall, Delhi-NCR has emerged as a strong performer across all housing segments, showcasing a robust real estate market that continues to thrive amidst changing economic conditions.
