Ronit Roy Secures Andheri West Office Space with Rs 1.39 Crore Lease Deal
Actor Ronit Roy has made headlines with his latest real estate venture in Mumbai. He has leased a commercial office space in Andheri West for approximately Rs 1.39 crores over a five-year period. This move adds to Roy’s growing portfolio of properties in the city, which already includes a residential apartment in Versova.
Details of the Lease Agreement
According to a report by Business Standard, which referenced property registration documents accessed by CRE Matrix, the office spans 950 square feet and is located on the fourth floor of Vastu Prestige, near City Mall in Andheri West. The leave-and-licence agreement was officially registered on June 12, with the lease set to commence on July 10. The agreement will remain valid until July 9, 2031, covering a total tenure of 60 months.
The commercial premises have been leased to Kerawi Care (OPC) Private Limited, represented by its director, Vandana Verma. In the agreement, Roy is listed as the licensor, while the company acts as the licensee. The office space carries a monthly rent of Rs 2.1 lakhs, with a security deposit set at Rs 6.5 lakhs. The total rent payable over the five-year period amounts to Rs 1,39,24,584. Additionally, the agreement stipulates an annual rent escalation of 5% and includes a lock-in period of 36 months for both parties.
Responsibilities and Expenses
The lease agreement outlines the division of property-related expenses between Roy and the tenant. As the licensor, Roy will be responsible for property taxes, maintenance charges, and non-occupancy charges. Meanwhile, the tenant will cover electricity bills based on actual consumption. Notably, the agreement does not specify any designated car parking space for the office.
This recent transaction is not Roy’s first foray into real estate in Mumbai. A report from Hindustan Times, citing property registration documents accessed by IndexTap.com, revealed that Roy purchased a 4,258-square-foot apartment in the Lodha Versova project in 2024 for Rs 18.94 crores. This property reportedly includes four car parking spaces.
