PMAY-U Expands Reach with New Housing Initiative
The Ministry of Housing and Urban Affairs (MoHUA) is extending its commitment to affordable housing by revitalizing the Pradhan Mantri Awas Yojana – Urban (PMAY-U). Originally launched on June 25, 2015, this initiative aims to provide durable housing with essential civic amenities to urban citizens across India. The scheme’s duration has now been extended until September 30, 2026, ensuring that all approved housing projects can be completed without altering existing funding processes or implementation methods.
Introducing PMAY-U 2.0
Building on the lessons learned from earlier phases of implementation, MoHUA will roll out PMAY-U 2.0, the ‘Housing for All’ Mission, effective September 1, 2024. This renewed focus aims to assist an additional one crore eligible beneficiaries over the next five years. The revamped scheme includes four key components: Beneficiary Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and the Interest Subsidy Scheme (ISS), all designed to meet diverse housing needs.
Project Success and Progress
Since its inception, the PMAY-U and PMAY-U 2.0 programs have proven successful in meeting housing demands, with a total of 127.68 lakh houses sanctioned, including 16.20 lakh under the new initiative. As of July 13, 2026, 121.02 lakh houses are now underway, and 99.07 lakh have been completed and delivered to residents. Specifically, in Tamil Nadu, the Ministry has sanctioned a total of 6.86 lakh houses, including 0.18 lakh under PMAY-U 2.0, with a commendable completion record of 6.32 lakh houses.
Implementation and Infrastructure
The implementation of PMAY-U is carried out by individual State and Union Territory governments, which assess demand and formulate housing projects according to the scheme’s guidelines. Completion timelines generally range from 12 to 36 months, influenced by factors such as land availability and funding arrangements by beneficiaries. The Ministry actively monitors progress through reviews, video conferences, and site visits, urging states, including Tamil Nadu, to expedite housing construction.
Commitment to Quality Standards
Houses developed under the PMAY-U scheme must meet technical and quality standards outlined in the scheme guidelines and applicable building regulations. Essential civic services, including water, sanitation, electricity, and road accessibility, are integrated into the housing projects through collaboration with various government levels. Quality assurance measures are implemented by the agencies responsible, ensuring compliance with all established standards. The Ministry remains vigilant, overseeing the scheme through regular updates and consultations with states and UTs.
