Details of the Rental Agreement
The office space, located in the commercial building known as Signature by Lotus, spans 2,545 square feet. It has been leased to Bombay Design Centre Private Limited, with the rental agreement officially registered in May 2025. The terms of the lease stipulate a monthly rent of Rs. 5.47 lakh for the first three years, which will increase to Rs. 6.29 lakh for the final two years. Additionally, a security deposit of Rs. 16.42 lakh was required, while the stamp duty and registration charges totaled Rs. 86,500.
This move is part of a broader strategy by Devgn, who had previously acquired three adjacent office units in the same building in April 2023 for a total of Rs. 30.35 crore. Each unit was purchased for approximately Rs. 10.12 crore. The current rental agreement pertains to one of these units, and analysis from Square Yards indicates that the estimated rental yield is 6.5% for the initial three years, rising to about 7.5% in the subsequent two years.
