According to the report, the Indian real estate sector has experienced substantial growth in institutional investments, particularly in the last decade and a half. The total investment inflow has reached nearly $80 billion, with foreign investors contributing a significant 57% share. The report emphasizes that the post-Covid period has seen an increase in domestic capital, indicating a shift in investment dynamics. Institutional investments encompass a wide range of sources, including family offices, foreign corporate groups, foreign banks, pension funds, private equity, and sovereign wealth funds. Future Projections for Real Estate Market
The report projects that the size of India’s real estate market could expand to between $5 trillion and $10 trillion by the year 2047. CREDAI President Shekhar Patel expressed optimism about the sector’s potential, stating that by 2047, the focus will not only be on square footage or asset values but also on enhancing the quality of life for millions of citizens. Patel highlighted the sector’s unique position to redefine urban living through the creation of climate-resilient cities and affordable housing. He affirmed CREDAI’s commitment to driving transformation in the sector to align with these ambitious goals.
Growth Opportunities and Sector Dynamics
Colliers India CEO Badal Yagnik noted that the Indian real estate market is poised for significant growth, driven by supportive policies and increasing demand. He highlighted that both Grade A office and industrial spaces are expected to exceed 2 billion square feet by 2047. Additionally, residential sales are projected to double to 1 million units annually. Yagnik pointed out that the expansion of various sectors, including data centers, senior living facilities, retail malls, and hotels, reflects the diverse demand patterns shaping the market. He emphasized that the Indian real estate sector will continue to play a vital role in promoting inclusive urbanization and sustainable community development as the country progresses toward global economic leadership.
