Blackstone’s Gray Highlights Currency Depreciation as Major Challenge for Foreign Investors
MUMBAI: Blackstone, the world’s largest alternative asset manager, has invested $50 billion in India, positioning itself among the top ten business houses in the country. The firm plans to double its investments over the next five years, focusing on private equity and real estate while also expanding into infrastructure, credit, and growth investing. Jonathan Gray, president and COO of Blackstone, emphasized the company’s commitment to building businesses in India.
Capital Outflows and Investment Opportunities
Despite being the fastest-growing large economy, India is experiencing capital outflows. Factors such as the energy-price shock from the war, rising interest rates, and concerns over AI disruptions in IT services have contributed to this trend. However, the Indian economy continues to show strong underlying growth, with Prime Minister Modi citing nearly 8% economic growth and mid-teens market earnings expected in Q3. For long-term investors, the current market reset presents a favorable entry point, as lower valuations create opportunities for new capital.
Currency Depreciation and Sector Focus
Currency depreciation poses a significant challenge for foreign investors, making high-growth sectors more appealing than traditional bond-like assets. Blackstone is concentrating on high-growth areas such as healthcare, financial services, travel, digital infrastructure, and real estate, including malls, offices, and warehouses. The firm acknowledged the Indian government’s progress in enhancing physical infrastructure and regulatory frameworks, which have opened previously inaccessible sectors to foreign investment.
Delisting and Capital Market Reforms
Blackstone has previously highlighted the need for reforms to make delisting easier in India, where the 90% shareholding threshold is among the highest globally. While some regulations protect minority shareholders, Gray believes there are ways to balance these protections with the need for privatization. He noted that reforms could unlock consolidation opportunities and improve access to capital, similar to Japan’s liberalization experience. The Indian REIT market has attracted significant capital, with Blackstone successfully bringing five out of six REITs to market.
AI Investment Landscape
Blackstone sees potential in AI investments, particularly in data centers, neoclouds, and IT services. As traditional IT work transitions to AI, companies like Mphasis, in which Blackstone holds a substantial stake, are becoming key partners in AI deployment. The firm also recognizes the importance of renewable energy in supporting India’s growth and expanding data center infrastructure.
Risks in AI Investments
Gray acknowledged the risks of overinvestment and capital misallocation in AI but countered that financial commentary is overly negative. He pointed to the surge in AI usage and productivity gains, citing improvements in Blackstone’s diamond and jewelry certification business through AI tools. Unlike past speculative booms, the current data center build-out is backed by strong demand and investment-grade partners, making it financially sound.
Impact of Social Unrest on Business
Gray noted that social unrest is becoming more prevalent, driven by easier organization through social media. Rising living costs, energy prices, and housing expenses are contributing to this unrest, necessitating government responses. He emphasized the need for regulatory reforms to facilitate investment in energy and infrastructure. Gray also highlighted that economic growth is essential for addressing these challenges, as countries must manage living costs through fiscal discipline and low inflation.
